What are the qualifications and criteria to rent one of your properties?

Review the screening criteria at the link above.
The screening criteria will contain specifics pertaining to income requirements, pet screening, criminal history, and rental history to name a few.
We require you review the screening criteria PRIOR to submitting an application.

How do I apply for a rental property?

There is a link on this page titled "APPLY HERE"
All adults over the age of 18 that will occupy the property will have to apply online. Paper applications can be made available for a $75 application fee.
Submit all required documents per the application process.

How long does it take to process my application?

Applications are generally processed in about 2-3 business days.
Some take longer if communication from previous landlords or employee verification takes longer than expected.

When do I pay my security deposit?

Security deposits & fees are due within 24 hours after your application has been approved.

What is the cost of a Pet deposit?

All pet approvals are made on a case by case basis & could depend on the size and breed of the pets.

Can I move in early?

It takes approximately two (2) business days to prepare documents, recieve funds, and create new tenant packages. Additional fees may incur if you plan to move in earlier than expected.

How can I prepare for my move in?

A complete new tenant move in packet will be provided to you. This packet includes after hours contact phone numbers, information regarding utilities, and other important documents will require your review.
The packet will also contain additional information to ensure your understanding of expectations and getting your security deposit back at move out time.
This packet is of much importance to a smooth and seamless move in.

Do you require renters insurance?

Yes. You will upload proof of renters insurance in your tenant portal online.

When is my rent due & how do I pay?

Rent is due on the 1st of every month. Late fees will incur if rent payment is not received by the 3rd of the month.
Tenants will recieve a link to pay rent online. The portal can be used for maintenance requests, reviewing documents and imputing insurance information.
